What's Included in a Professional HVAC Tune-Up?
What a real HVAC tune-up covers for furnaces, heat pumps, and AC, why it's worth it, and how it differs from just changing a filter.
"Tune-up" gets thrown around a lot. Here's what a thorough one actually includes, why it's worth more than a quick filter swap, and what it does for your system.
What a real tune-up covers
A proper professional tune-up is a full inspection, cleaning, and performance check — not just a glance and a filter change. Depending on whether you have a furnace, heat pump, or AC, it typically includes:
Safety checks
- Inspect the heat exchanger for cracks (gas furnaces — a carbon monoxide safety issue)
- Test safety controls and shutoffs
- Check the flue and venting
- Verify the thermostat is calibrated and communicating
Performance and efficiency
- Measure system output and verify it's running to spec
- Check refrigerant charge and look for leaks (heat pumps and AC)
- Test electrical connections, voltage, and amperage
- Inspect the capacitor, contactor, and other wear components
- Check airflow and static pressure
Cleaning
- Clean or replace the air filter
- Clean the coils (dirty coils kill efficiency)
- Clear the condensate drain line
- Clean and inspect the burners (furnaces)
Moving parts
- Inspect and lubricate motors and moving parts as needed
- Check belts and blower components
Why it's worth it
- It catches small problems early. A weak capacitor, a slow refrigerant leak, or a hairline heat-exchanger crack found during a tune-up is a cheap fix now instead of a no-heat (or no-cool) emergency later.
- It keeps efficiency up. A neglected system quietly loses efficiency, and you pay for that on every bill. Clean coils and correct charge keep it running the way it was designed to.
- It extends system life. Regular maintenance is the single biggest factor in how long a system lasts. (See How Long Do HVAC Systems Last?)
- It protects your warranty. Many manufacturer warranties require documented annual maintenance — skip it and a big repair may not be covered.
How often?
- Furnace or AC: once a year (furnace in fall, AC in spring).
- Heat pump: twice a year, since it runs year-round.
